Air handling
Fresh air renewal in each off ice compartment is
managed via one or more dual-f low Air Han-
dling Units (AHUs) with energy recovery from
exhaust air. Airf low renewal volumes are sized
according to maximum authorized occupancy
per compartment, with an added 15% safety
margin. Furthermore, unless otherwise speci-
f ied, each off ice compartment can include up
to 20% private surface area (excluding corridor
areas) for meeting rooms without location
constraints.
Dedicated AHUs are also installed for the main
concourse, “La Grande Brasserie”, and the busi-
ness center.
RAISED ACCESS FLOORS
Most of the off ice f loors from the f irst to the
third f loors will be equipped with raised access
f loors with a plenum space of around 10 cm
(depending on the area). These raised f loors
will consist of 600 mm x 600 mm high-density
particleboard panels, each reinforced with a
folded, treated steel sheet turned up at all four
edges, and with one cable-routing tile provided
per 12 m².
To maximize f loor clearance heights, certain
areas on these f loors, as well as the entirety of
f loors 4 to 6, will not feature raised f loors, but
instead use peripheral surface-mounted cable
ducts along the façades.
LIFTS
Off ice and auditorium areas are served by two
quadruplex elevator banks, each comprising
three 1,000 kg lifts and one 1,600 kg goods lift at
a speed of 1.6 m/s. Both banks are equipped
with destination control systems.
Parking access is provided by a separate 630
kg lift, also operating at 1.6 m/s (load break
from the off ice-serving quadruplex lifts). The
heritage-listed lounges on the f irst f loor are
served by a dedicated 800 kg lift operating at
1 m/s.
Lastly, access to the bike storage area is
provided by a 1,600 kg lift operating at 1 m/s,
allowing the simultaneous transportation of
two bicycles
The bank of quadruplex lifts near the delivery
area includes a cabin with a goods lift function
serving all the upper f loors with an additional
goods lift in the second quadruplex if neces
sary
SECURITY AND ACCESS CONTROL
An intrusion detection system is implemented
to ensure the volumetric protection of certain
areas of the building
Intrusion detection features include
Opening sensors on all groundf loor openings
doors with direct outdoor access
Volumetric detectors at access points leading
to the Imprimerie garden
• Volumetric detectors in the access vestibule
leading to the main concourse.
• Glass break detectors in rooms with windows
at ground level
• Volumetric detectors on the sixth f loor to
monitor intrusion from the Parisarium terrace.
The intrusion control panel is located in the
security control room near the main entrance
on Rue Bergère. A network of outdoor and in-
door cameras provides site access surveillance.
The building will also feature a video intercom
system, connecting secondary (calling) stations
to primary (receiving) stations. Primary video-
phones at reception and the security control
room will allow remote unlocking of controlled
access points. Secondary videophones will be
placed at vehicle entry points to the car park,
the reduced mobility access door on the Rue
du Conservatoire and at selected secondary
access points from the street.
All secure waiting areas for persons of reduced
mobility will be f itted with a security intercom
connected to the security control room.
A centralised access control system is planned
using badge readers to allow access to certain
areas only to authorised people.
Badge readers will be installed at the following
points:
• Vehicle parking access (cars and bikes)
• Access to bicycle storage rooms
• Access to the main building from public roads
• Access to the main building from internal
courtyards
• Access between the car park and the main
building
• Access to plant rooms
• Access to GF stairwells
Provisional measures (pre-installed conduits with
pull cords) will be in place for certain doors to
allow for the future installation of access control
systems.
The af fected doors include access doors to
each off ice compartment, doors to the main
plant rooms and doors to the archive and
equipment storage rooms
At the ground f loor provisional measures will
also be implemented for the potential installa
tion of speed gates with pivoting wings at the
lift access points to cores A and B and access
to the coworking area
PROVISIONAL MEASURES
Floorlevel IT rooms
Each off ice compartment will have a provision
al VDI voicedata room with provision for 3
kWf of chilled water per room including valves
on standby a condensate drain column and
connection via cable trays to the operators
plant room
Pantries on each f loor
provisioned for each compartment with water
supply and drainage.
Breakrooms
on each f loor in the internal street for the instal-
lation of a communal pantry, with water supply
and drainage.
Electric vehicles
62 spaces pre-equipped for 3.7 kW charging
points.
Access control
pre-installed conduits and embedded junction
boxes will allow for badge reader systems to
control access to each compartment, via the
internal street or stairwell landings.
Toilets
Sanitary areas will be dimensioned based on an
occupancy ratio of 1 person per 10 m² of off ice
space.
Provision is in place for occupancy to be in-
creased to 1 person/7 m².
Cour d’Honneur and Sainte-Cécile unit shells
Provisional measures for potential restaurant
spaces are included.
