Sanitary facilities:
The bathrooms are f inished with attention to
detail. Vanity tops are made from engineered
stone, topped with large mirrors and framed by
crafted wood surrounds incorporating all the
necessary functions. Ceilings are smooth and
painted. Floors are tiled with decorative stone-
toned porcelain. Stalls are separated from the
common area by a partition with light wood
panelling and soft-close doors. Interior walls
and ceilings are painted, with the exception
of the back wall of each stall, which is partially
tiled.
Sanitary facilities in the building complex are
dimensioned on the basis of 1 person per 10
m² of off ice space GLA, with provisions made to
increase the density to 1 person/7 m² of off ice
space.
Outside space:
Bergère of fers 1,500 m² of varied outdoor spaces:
The Cour Sainte-Cécile and the Cour d’Hon-
neur cover a total of 500 m² and form part of a
typically Parisian layout. They will be paved with
small cobblestones and planted with greenery
in raised beds. These spaces may be furnished
and arranged for dining, working or hosting
events. Decorative lighting will enhance the
courtyards and façades at night. Access to the
courtyards is via the main concourse of the
building or at street level via porches on Rue
Sainte-Cécile, secured by ornate wrought-iron
gates.
The Parisarium is a 150 m² rooftop terrace
nestled within the building’s historic Parisian
rooftops, of fering panoramic views over the
capital. Located on the sixth and top f loor, it is
f inished with wooden decking, planted f lower
boxes and zinc cladding.
Lastly, the Imprimerie garden provides around
870 m² of green space in the heart of Paris.
This garden will feature a diverse range of plant
species, arranged in tiered landscaping that
channels light down to the garden level.
Mobility:
Bergère of fers 77 car parking spaces, 15 mo-
torbike parking spaces and 246 bicycle parking
spaces
The car park is accessed from 11 Rue Sainte
Cécile via a ramp serving the four basement
levels 16 of the parking spaces are equipped
with electric charging points A sprinkler system
in the basement makes it easy to supply power
to the rest of the parking spaces
A dedicated ramp from Rue SainteCécile
provides access for cyclists to the two f loors
ground f loor and garden level of cycle rooms
The 246space bike facility has showers and
changing rooms with lockers along with a
maintenance and repair workshop that can be
managed by a specialised operator This op
erator could also provide a bicycle hire service
tailored to the needs of occupants
Logistics f lows will be handled via the delivery
area located on the ground f loor (basement
level -2), accessible from the car park ramp. The
bank of quadruplex lifts near the delivery area
includes a goods lift serving all upper f loors,
supplemented if necessary by a second goods
lift in the second quadruplex.
TARGETED ENVIRONMENTAL PERFORMANCE
AND CERTIFICATIONS
Originally built in 1882, Bergère has dominated
the Parisian skyline for over 140 years and is
a f ine example of sustainable construction.
Redevelopment work on the property aims
to meet the 2050 targets of France’s Tertiary
Sector Decree.
From the design phase onward, the project
prioritised carbon reduction, cutting opera-
tional carbon emissions by approximately 50%
compared to the building’s pre-renovation
performance.
The project emphasises reuse of materials to
lower its embodied carbon footprint. The aim
for the renovation of this heritage property is
to be both ambitious and “surgical”, avoiding
any wastage.
The interior design is also intended to be
elegant, understated and timeless, minimising
stylistic trends and the need for future reno-
vations.
Particular attention has been paid to con-
trolling water consumption. A leak detection
system is integrated into the building’s BMS.
A rainwater recovery system provides eco-
nomical irrigation of green spaces. Lastly, a
greywater heat recovery system from the
showers in the f itness areas and the bike
facilities pre-heats the building’s domestic hot
water.

PUBLIC BUILDINGS (ERPS), ADMISSIBLE OC-
CUPANCY AND DIVISIBILITY
Bergère comprises four distinct public buildings
(ERPs) within the property complex:
- The main establishment
This is a Category 1 ERP, type W, with N/X/
PS ancillary activities. Only part of the levels
from garden level to the f irst f loor are open to
the public. The majority of this complex is not
accessible to the public, and will therefore be
treated as spaces that follow French labour
code regulations.
- The Cour d’Honneur unit shell
located between Rue Sainte-Cécile and the
Cour d’Honneur, this will be a Category 5 public
building, type N. Currently designated for off ice
use and delivered in bare shell condition with
basic mechanical/electrical (M&E) provisions,
this can be activated in future as a food & bev-
erage area, with appropriate provisions already
in place.
- The Sainte-Cécile unit shell
Located between Rue Sainte-Cécile and the
Cour Sainte-Cécile, this will be a Category 4
public building, type N.
Also currently designated for off ice use and
delivered in bare shell condition with M&E provi-
sions, it too can be activated for restaurant use,
with appropriate provisions already in place.
- The “Bergère” unit shell
Designated for retail use, this will be a Category
5 public building. This commercial unit will also
be delivered in bare shell condition with M&E
provisions.
The total permitted occupancy for the main
establishment in terms of f ire safety is 3,823,
including 1,312 members of the public.
