Bergère has been designed for both single and

multi-occupant use. Thanks to its mechanical

smoke extraction system, the property of fers

high f lexibility in how f loors are organised –

whether in open-plan or partitioned layouts.

FIRE PROTECTION:

The main establishment is equipped with a

Category A f ire safety system and a Type 1

alarm system. The central control panel will be

located in the security control room near the

main entrance on Rue Bergère. An automatic

f ire detection system is included.

FACADE AND APERTURES:

The façades and roofs of Bergère are listed in

France’s supplementary inventory of Historical

Monuments. Exterior façades will be cleaned,

and interior walls will be lined with insulation to

meet thermal regulations.

Existing external windows and frames will be

refurbished or replaced. As part of ef forts to

minimise carbon footprint, we have devised

an innovative refurbishing process for external

windows and frames to achieve performance

levels equivalent to new units. There are three

types of window frame (wood, aluminium and

steel) within the building complex.

Two new access points will be created on the

Rue du Conservatoire façade:

-One near the corner with Rue Bergère, featur-

ing a lift for persons of reduced mobility,

Another near Rue SainteCécile designated as

an emergency exit

The Rue SainteCécile façade features three

arches opening onto two courtyards the Cour

dHonneur and the Cour SainteCécile The pro

ject includes a fourth arch to link the Imprimerie

garden with the ground f loor bike facility

Reduced mobility access will be either via the

Rue du Conservatoire or via the arches from

Rue SainteCécile

Internal fabric blinds with motorised adjustable

slats will provide solar shading in off ice areas

The three existing glass roofs covering the

courtyards have been retained The largest of

these spans the Salle des Pas Perdus, and has a

double-layer design with an accessible mainte-

nance space in between.

New skylights have been added in select roof

areas to enhance natural lighting in the up-

per-level off ices surrounding the Imprimerie

garden.

ELECTRICAL WIRING

The building complex is currently powered by

the ENEDIS high-voltage network, with a dual

supply conf iguration under the “Tarif Vert”

rate. The delivery substation will be located

on basement level -2. It supplies three trans-

formers, each with a power rating of 1,250 kVA.

Each third-party public building will be inde-

pendently supplied directly from the ENEDIS

network at a rating above 36 kVA, under the

“Tarif Jaune” rate.

The electrical architecture allows the building’s

operation to be compartmentalised.

The entire complex is equipped with a 1,540

kVA emergency generator, of fering up to 36

hours of autonomy.

The building’s main low-voltage switchboard

includes a 20% power and space reserve to

allow for future expansion of the electrical

installation.

Power distribution will be provided by distribu-

tion panels. Each functional area will have its

own distribution panel.

From the f irst to the third f loor, power will be

distributed to workstations via the raised f loor

system. From the fourth to the sixth f loor, pow-

er to workstations will be distributed via cable

trays in the ceiling, then via peripheral trunking

along the façade.

Power to feeders is distributed via prewired

quick-connect boxes. Each supplied feeder

includes 3 standard sockets (one feeder per

10 m² of off ice space).

The electrical safety installations in the main

building will be supplied directly from the Safety

Distribution Board SDB installed as part of the

renovation works

All lighting across the building including in

plant rooms communal areas and car parks is

LEDbased In the off ices suspended lights will

be equipped with motion sensors daylight sen

sors or timers In the washrooms lighting will

be provided by spotlights activated by motion

sensors

BMS (BUILDING MANAGEMENT SYSTEM)

An open-protocol Building Management

System (BMS) will be installed to supervise the

building’s technical equipment. In particular, the

BMS will control comfort settings for lighting,

HVAC systems and blinds across the off ice f loor

space.

Supervised systems:

•Electrical equipment relating to: power deliv-

ery, transformation, and distribution; lighting

distribution panels and all-purpose small-power

panels,

•Thermal systems for: chilled and hot wa-

ter production and distribution; air handling

systems (AHUs, chillers, air conditioning units);

plumbing systems (lifting pumps, water treat-

ment, cold and hot water distribution, pressuri-

sation, etc.),

•Miscellaneous systems including mechanical

vertical transportation (lifts, goods lifts, etc.)

and safety equipment such as the f ire alarm

control panel,

•HVAC terminal units, managed based on oper-

ational mode (occupied, unoccupied, standby),

ambient temperature, CO

levels, dew point

sensors, and window contact sensors, etc.

•Lighting, controlled by motion sensing,

ambient light levels (with dimming capability),

user-def ined settings and override functions,

•Blinds operated by user controls.

SMOKE EXTRACTION

Smoke extraction will be mechanical in all the

off ice areas from garden level to the f ifth f loor,

and also in the f itness centre, the auditorium

and its adjoining corridor, lobby and foyer, the

vault corridor and the multi-purpose room.

This excludes the Salle des Pas Perdus and

coworking atrium areas, which are subject to

specif ic smoke extraction engineering studies.

HEATING AND COOLING
