DESCRIPTION

INTRODUCTION

Bergère is the result of a project to refurbish a

building constructed by architect Édouard-Jules

Corroyer between 1878 and 1882 at the request

of the Comptoir National d’Escompte.

The building, of fering around 26,385 m

of f loor

space, is located in the 9

th

arrondissement of

Paris at 14-20 Rue Bergère, 1-5 Rue du Con-

servatoire and 5-11 Rue Sainte-Cécile. Just a

short walk from the Grands Boulevards and

Bonne Nouvelle metro stations, the devel-

opment is accessible from Rue Bergère, Rue

Sainte-Cécile and Rue du Conservatoire.

The property comprises three basement levels, a

garden level, a ground f loor and six upper levels,

all topped by a bell tower. At the heart of the

block, Bergère of fers numerous dedicated open-

air spaces, including the Sainte-Cécile Courtyard,

the Cour d’Honneur, the Imprimerie Garden, and

the crowning Parisarium rooftop with views over

the rooftops of Paris.

Once fully redeveloped, the property will have

the following functions and characteristics:

- Basement levels -4 to -2: A car park with 77

spaces, including 16 spaces equipped with

electric recharging (all other spaces are pre-

equipped), a delivery area and plant rooms,

and 15 motorbike spaces. Access to the car

park and bicycle storage area is via two sepa-

rate dedicated ramps at 11 Rue Sainte-Cécile.

• Garden level: A business centre with meeting

rooms, off ice space, a 200-seat auditorium

with foyer, a multi-purpose room overlooking

the garden, a medialab and a f itness centre.

The 246-space cycle storage area covers the

garden level and ground f loor (garden level:

180 spaces and 66 on the ground f loor).

• Ground f loor: The main reception concourse,

visitors’ lounge with its “work café”, a con-

cierge service the La Grande Brasserie res

taurant overlooking the Imprimerie gardens

a bicycle room and a security control centre

Off ice spaces on the Rue du Conservatoire

and Rue SainteCécile complete the ground

f loor some of which are linked to the interior

courtyards and can be used for catering pur

poses SteCécile and dHonneur unit shells

Lastly an independent retail unit shell opens

directly onto Rue Bergère

From G1 to G5 Off ice f loors served by two

banks of four lifts with naturally lit landings

on each level interconnected by an internal

street The off ice spaces are arranged around

the Imprimerie garden the two interior court

yards and the glass roofs

- On the sixth f loor (G+6): an off ice space and

the “Parisarium”, a rooftop that can accommo-

date up to 100 people for social gatherings or

special events.

SPATIAL/FUNCTIONAL FEATURES AND ARCHI-

TECTURAL QUALITY

Bergère of fers architecturally exceptional

spaces.

Reception:

The main concourse, accessed via 14 Rue

Bergère, is a heritage space under a glass can-

opy within the building complex. The concourse

is listed on France’s supplementary inventory

of Historic Monuments. Its central area has

been converted into a hotel-style lounge, with

a “work café” set within the building’s former

reception area. Modern chandeliers suspend-

ed from the glass roof provide contrast and

highlight the space, which is enlivened by

tall trees planted in large indoor planters. On

either side of the concourse are library alcoves,

work pods and phone boxes. They are f inished

with wood panelling and acoustic textiles, and

include bench seating. The main reception desk

is located in the f irst alcove of the concourse.

In addition, a dynamic reception area has been

designed to greet visitors as soon as they enter

the vestibule. This ultra-f lexible space can

accommodate up to 390 people for dedicated

events, and up to 720 people when paired with

“La Grande Brasserie”.

Restaurants:

The main concourse leads to the “La Grande

Brasserie” restaurant, with its bar area over-

looking the Imprimerie garden. Topped with

a glass canopy accented by decorative light

f ixtures, this space will feature high-end f inish-

es, including terrazzo and parquet f looring. The

various restaurant spaces will be subtly def ined

using suspended drapes and f luted glass parti-

tions that play with transparency and light.

With around 200 seats La Grande Brasserie

has been designed to be used throughout the

day for eating working or meeting ERP public

building Category 1 type N

Contingency measures have been put in place

to enable the restaurant of fering to be extend

ed if necessary The groundf loor spaces open

ing onto Rue SainteCécile and linked to the two

inner courtyards can be activated accordingly

Business Center

Bergère has a business centre on its

garden level open to the public ERP public

The foyer connects directly to the 200-seat

tiered auditorium, shared meeting rooms and

a multi-purpose room that opens onto the

Imprimerie garden. All these areas are deco-

rated with a contemporary aesthetic. Floors

are covered in terrazzo and/or carpet, ceilings

are smooth and painted with acoustic proper-

ties, and walls are covered in decorative paint

or wood cladding. Glass partitions are used to

maintain visual transparency without compro-

mising privacy.

A medialab area may also be included in the

business centre’s of fering for the creation of

media content (podcasts, webinars).

Off ice space:

Landings

The two banks of lifts (two quadruplex systems,

giving eight cabins total) are accessed from the

main concourse: reception desks and access

controls regulate the f low of people to the upper

off ice f loors. The landings benef it from natural

daylight. The lift façades are clad in wood pan-

elling with framed detailing. The lift reveals are

f inished in bronze-toned metal. The ceilings are

smooth and painted, with a large recessed cen-

tral acoustic panel and coved perimeter lighting.

The off ices

The off ice spaces benef it from 100% natural

daylight exposure over their entire area, and

will be delivered unpartitioned and without

carpeting to give occupants maximum f lexibil-

ity. Ceilings in corridors and in work spaces are

treated in dif ferent ways.

Corridors will feature a removable metal tray

ceiling, while work spaces will be equipped with

suspended acoustic islands with a painted slab

soff its.

The off ice spaces from the ground f loor to the

third f loor have raised technical f loors, with a

plenum space of around 10 cm (depending on

the zone In addition the levels from the fourth

to the sixth f loor are equipped with perimeter

cable management ducts

Clearance heights

The project features generous and maximised

clear heights Heights vary by level and can ex

ceed 4 metres in noncirculation areas with the

vast majority of off ice areas excluding circula

tion areas exceeding clear heights of 270 m
